You might very well be right Fanus, especially during market uncertainty.

However long term I still believe tht eggs in Divtrav will yield far better growth, perhaps this is now the time to buy divtrax depending on your view.

Preftrax
Average dividend yield of 9.68%
Growth of -.6% since inception 

Divtrax
Average dividend yield of 3.64%
Growth of 19.7% since inception

As I get older and would require and relay more on dividends then yes I can see myself investing in Preftrax but not for the next 10 years or so being under 40 (almost there) one is willing to be a little more aggressive.

I might be wrong, but as I understand it preferance shares pay higher dividends and also pay dividends before normal shares do. However preference shares have no voting power and also the growth of preference shares seems to be very close to the growth of inflation. One has better growth and appreciation of assests with Divtrax.

Hi Guys, I have started to give some serious thought of moving into EFT's especially both Coreshares's Divtrax and Proptrax.
One quick question, do you have to pay tax on an EFT like Proptrax as they consist mainly REIT's.

On normal dividends received the tax is already paid to SARS but on REIT as I understand it one has to include the dividends received from REIT's on one's tax return, does the same apply to EFT's where the majority shares are REIT's?

Also would it make better sense then to keep REIT's in invest in a TFSA account?

Yep, I'll vote for NPN as well.

Another share mentioned on this site is Brait, according to their website their target portfolio is to hold between 5 to 6 high quality assets, assuming that they meant controlling shareholding, then I suspect that more deals might be done next year as they currently control 4 (Virgin, Newlook, Premier & Icelands) companies.

I do admire the effort you placed into creating such a spreadsheet/calculator. Do you have a separate calc for your equity portfolio and its growth prospects including dividend reinvestments?

Cant argue against you Orca, will keep the shares I've got on a pray and a wing. I understand around 2020 management might implement a share buyback initiative, saw an interview on youtube.  If this happens perhaps they will trade closer to the NAV?
